Repair or Replace Your AC? The Honest Florida Homeowner's Guide (2026)

The decision to repair or replace your AC is one of the biggest home expenses you'll face. Here's the honest framework we use β€” the same one we share with every customer.

The Question Every Florida Homeowner Faces

At some point, every air conditioner in South Florida reaches a crossroads: is the next repair still worth it, or is it time to invest in a new system?

This is the exact conversation we have with every customer who calls us after a breakdown. Here's the honest framework we use β€” the same whether the answer is good for our revenue or not.

The 5,000 Rule

The most widely used guideline in the HVAC industry is the 5,000 Rule:

Multiply the age of your unit (in years) by the repair cost. If the result exceeds $5,000, replacement is usually the better financial decision.

Examples:

  • 8-year-old unit, $400 repair β†’ 8 Γ— $400 = $3,200 β†’ Repair it
  • 12-year-old unit, $600 repair β†’ 12 Γ— $600 = $7,200 β†’ Consider replacement
  • 10-year-old unit, $800 repair β†’ 10 Γ— $800 = $8,000 β†’ Replace

This isn't a perfect formula, but it's a useful starting point.

Florida-Specific Factors That Change the Calculus

South Florida's environment accelerates AC wear in ways that differ from the national averages:

Shorter effective lifespan: While the national average AC lifespan is 15–20 years, in South Florida the realistic expectation is 10–14 years due to year-round operation, humidity, and salt air.

R-22 systems: If your system uses R-22 refrigerant (discontinued in 2020), replacement is usually the right call. R-22 is increasingly expensive and scarce, and adding it to a leaking system is a short-term patch on a long-term problem.

SEER rating: Older systems often have SEER ratings of 8–12. Modern high-efficiency systems are 16–21 SEER. The difference in operating cost is significant β€” a 20 SEER system uses roughly 40% less electricity than a 10 SEER unit.

When to Definitely Replace

  • System is 10+ years old AND breaking down repeatedly
  • Using R-22 refrigerant
  • SEER below 13
  • Compressor has failed (most expensive repair, often 75%+ of replacement cost)
  • Multiple major component failures in one season
  • System can't adequately cool the space even when functioning

When Repair Usually Makes Sense

  • System is under 8 years old
  • Single component failure (capacitor, contactor, thermostat)
  • System was recently maintained and has been reliable
  • No refrigerant leaks (just recharge needed)
  • Repair cost is under $500 and unit is under 10 years

The Numbers on a New System

A new 3-ton, 16-18 SEER system in South Florida typically costs $6,500–$9,500 installed. With our 0% financing for 18 months, that's roughly $89–$140/month with no upfront cost.

Factor in the energy savings (often $80–$150/month on your FPL bill for upgrading from an old low-efficiency unit) and a new system can have a real payback period of 5–8 years.
